Smithville Texas Green Home- New Price!

Smithville is a small town surrounded by farms and rolling tree covered hills. Right nearby is the Lost Pines area including the town of Bastrop, and the Hyatt Lost Pines resort.

Recent Price Reduction to $339,500.

Just a short jaunt outside of Austin and nestled in the relaxing pine forests, this home emanates peaceful energy and thoughtful green design.  This little oasis is nestled on a large culdesac lot in a neighborhood which is also a dedicated wildlife sanctuary.

For me,  the pine smell reminds me of the mountains, as in 'magical mountains of Colorado' smell.  It's such a great scent, and it brings to mind hiking and birds and open sky and breathing.

You can find many green homes around Austin, but it's rare to find one which has utilized so much of the local landscape - the stair railing was created from trees on the lot, and the stucco siding was site mixed using the local soil.  The home feels so good and natural and right. I can just feel healthier being in this home. It's amazing. (no I am not the listing agent, just a total geek when it comes to natural building).

Green Info:
- structure is faswall concrete block
- solid surface flooring (bamboo and stone)
- heat chimney (windows at the apex of the roof to let the hot air out)
- detached garage (keep any chemicals away from your living space)
- 1800 sf of porch space (great shading for the windows)
- 16,000 gallon rainwater collection system
- metal roof (reflective roofing keeps your home cooler)

This home is located at 162 Branding Iron, Smithville, TX
Listed at $
6.6 acres
1656 SF
3 bedrooms, 2 baths
Greenhouse with sink
Great character!

4718 Depew - North Central Austin Green Home Coming Soon!

Coming Soon!!
4718 Depew, Austin TX
3 Bedrooms, 3 Bathrooms, 1700 sf, $459,000

This sharp little green home blends right in with the neighborhood cottages, even though it was built in 2004!

You'll find many custom details throughout the home, and a very thoughtful usable design.    With just 1700 square feet, you have 2 living areas, a dining area, breakfast bar, office nook, and 3 well sized bedrooms and bathrooms. But wait, there is also a built in work area!  The usefulness the space offers is amazing considering the small footprint of the home.  Great job on the design!

The outdoor space is also well done. Comfortable front porch and yard, and a side porch off of the dining area expands the living space into the outdoors.

Green Features Include:
Low water landscaping, metal roof, efficient design, recycled materials, cork and bamboo floors, sips panel construction, geothermal hvac, low/no voc paints and finishes, high efficiency windows, and conservative footprint.

Location is fabulous. Just down the road from the elementary school and walking distance to many things. The light rail line is nearby, and you'll feel like you're in the urban core as you watch it zip by while you relax on your front porch.  No worries though, the light rail is quiet, and the home is so well insulated, that you may as well be off in the country somewhere.

Contact me for more details and to set up a tour! This home is not yet listed on the MLS.

Enjoy-
Stay tuned and stay green!

Skyview- Central Austin Green Home

100 E Skyview
3 bedroom, 2 1/2 baths, 2429 sf, $529,900

This 5 star green home (5 out of 5 stars City of Austin Green Build Program) was built by the owners (not just your average homeowners- one is an architect, and the other is a designer!) I recognize their work from other homes right nearby...I think they are slowly going to renovate the whole neighborhood, and from all of the other homes I have seen, they do a great job. It's always nice to have green savvy neighbors.  Location is great too. Just a few minutes to everything you could want in North Central Austin.

What I love: of course all of the great green stuff, plus the fact that it has lots of character!

Great light and lots of windows
Secret hidden office nook
Sunken living room
Reclaimed hardwood floors (from the deconstructed neighbors home)
Adorable mini mosaic backsplash
Fabulous flow of space
Rolling 'barn' door

Now for the green:
Solar panels, metal roof, spray-foam insulation, tankless water heater, low VOC paints, great covered porch space, raised garden beds chicken coop, low water landscaping and rainwater collection. For the more technical of you, lets just keep going! Advanced framing methods, FSC certified lumber used in construction, energy star windows, urea-formaldehyde free insulation, sheet metal duct work, return-air duct work for all bedrooms, humidistat thermostat, composite lumber decking and exterior fixtures designed to reduce light pollution/up-lighting

This fabulous green home will not be on the market long!

16301 Sweetwood Trail

Fabulous 5 Star Rated Green Home in the Texas Hill Country.
Built by Casa Verde Builders on over 4 peaceful acres, this home features a 15,000 gallon rainwater collection and storage system, and walls made of aerated concrete block (Read below for details on that).

This home is located just south of Circle C Ranch... meaning it's really close to the new Alamo Drafthouse on Slaughter! (I'm partial).

4 Bedrooms, 2 Bathrooms, 2 Car Carport with 2788 sf at $435,000. Additional features include bamboo and wool carpet flooring, low water landscaping, solar water heating, low/no VOC paints, hvac duct work is within the insulated space (you are not cooling your attic), double paned windows, low flow toilets and more.

Hebel Aerated Concrete Blocks: This highly energy efficient material offers an insulative value to the walls of about R-30. This home is snug, and you won't be wasting your energy heating or cooling the outdoors. It is also non-combustible and has achieved excellent fire ratings. With the continued drought in the area, and the fires in 2011, this home is a very safe bet.

Check out more details here.
