Downtown Austin Modern Green- COMING SOON!

Come and get a sneak peek of a coming green attraction just a mile north of downtown Austin.

Fabulous views and a streamlined modern design with a luxury green finish-out makes these homes the right choice for discriminating buyers. Just across the street from Pease Park and greenbelt. Parkside Residences are being built by Risher Martin and represented by Benjamin Siewert at Access Realty. I had a tour recently and got to see the recycled paper fiber insulation and the amazing views from the 2nd floor deck. Very nice attention to detail in the design. Can't wait until it's finished!

1308 Old 19th Street #2 $930,000 4 bedrooms, 3 bathrooms

Lake Austin Modern Green

Built by local architect and builder Kelly Ramsey in 2008, this modern green home has the feeling of 'Architectural Digest' all around in addition to hill country views and top rated Lake Travis ISD schools. The neighborhood also has access to Lake Austin for boating and fishing.

The mix of stone, stucco, metal and wood combined with a tree centered courtyard present a peaceful place to call home.

What is so green?

Separate Garage: The garage is separated from the main home by a covered walkway keeping toxic car fumes and all of those cleaning chemicals away from your living and sleeping space. (I know you did not mean to buy those but you really needed them, right?)

Minimal carpeting: Carpeting not only has a very short life-span, it is also often made of harmful materials that off-gas in your home when installed. Add that to the glues used to hold things down, and that 'who knows whats in it' carpet pad, and you have a mixture for really lousy air quality. Carpeting is also hard to clean, often harboring dirt and mold for yours truly to breathe.

Orientation and Cross-Breeze: The home is oriented up on a hill to take advantage of breezes coming from the south and east. The placement of windows allows for a breeze to easily come into the home and provide fresh air.

Low VOC Paints and Cabinets: Low VOC paints and sealers are ideal because they have less harmful chemicals. The end result is better air quality.

Drought Tolerant Yard: Drought resistant landscaping and plenty of trees means that you can save water and time. The plants are suitable for the climate and won't need a lot of extra attention or water. Raised garden beds for gardening gives you a great opportunity to have fresh vegetables and fruits just steps away with a very efficient gardening technique.

Energy Star appliances: When appliances are rated by Energy Star it means that they are going to use less energy than a traditional appliance and will provide you with lower bills.

This 3 bed 2 1/2 bath home features a 3rd story studio/ office and is currently for sale at $395,000.
