Thanks for your patience in seeing the next home, everyone! I was down with the flu, big-time and my daughter got it too. It made me realize that I probably want to get a flu shot next year. There it is for the record- you heard it here.

This next house is a real gem. Green homes in Austin come in all shapes, sizes and ages. This one is a brand new, craftsman style, in a great close-in location. Utilizing in-fill, or building on a single lot to get a close location, is great green feature. It reduces sprawl, and allows a home-owner to be closer to the things they need- like the office downtown. The builder worked with a designer, and it really shows. The space has amazing flow and lots of light. When you walk in you can just see a glimpse of the living room (very nicely staged by the way), and then the sun filled dining room and back porch. It really draws you in. There are a number of thoughtful features- from the beadboard ceiling entrance, to the outdoor speakers on the back porch. This home got a 2 star rating from the City of Austin's green building program, and is located in a cool North Central Austin Neighborhood.

What else is great about this green home? The location of course. Allandale features easy access to shopping on Burnet road as well as being the center for the huge and popular Northwest Park. You are also just a hop, skip and jump to the Sun Harvest food store, coffee shops and the Alamo Drafthouse (I am a big fan!) all up on Anderson Lane. Green homes are popping up all around Austin and there is nothing I like more than someone who has improved on an existing home. How would you like an average utility bill of $36? Me too! This adorable Southwest Austin green home is updated with some great bells and whistles. Native landscaping, rainwater collection and solar panels are the first things to catch your eye as you drive up to this 1504 sf beauty tucked away in Westcreek. Once you come inside, you'll see that they weren't just practical, they also had a good eye for design and style. They updated this home with energy efficient double pane Anderson windows (very classy with additional detailing), thermal shield radiant barrier, high efficiency toilets, and recent insulation and hot water heater. They also kept the carpet limited to the bedroom areas.

The yard is a little shallow, and they took care of this issue as well! They planted a bamboo privacy buffer to give the patio a feeling of lush greenery and installed a second seating area. For you bamboo buffs, I think it was the clumping variety- I didn't see it sprouting elsewhere in the yard, but you'll want to verify with the seller on that.

My frugal genes also love this home because the pricing is right in line with other homes in the area. Get there quick, it is sure to be snatched up fast!
