4417 Sinclair- Green Home in Rosedale

4 Bedrooms
2 Bathrooms
2400 SF
$699,000
(hitting the market soon!)

To get a green home in Central Austin, you'll want to consider homes that have been renovated and updated green. This home on Sinclair in the heart of Rosedale is a really great example of a "greenovated" Central Austin home.

Impeccable attention to detail and tasteful, unique updates are evident everywhere you look. From the art deco style vents, to the waterfall kitchen counter feature, it is a classy blending of the traditional existing home with a open modern expansion adding more square footage for the family. The home offers a huge screened porch and a wall of windows that lets the outdoors in. Custom stone cut accent walls and wood floors provide a balanced combination of natural materials for a refreshing space. Another unique feature are the floors on the addition. Concrete was blended with custom aggregate to give this flooring a terrazzo tendency as opposed to traditional stained concrete.

After being 'wowed' by all of the updates, you'll be 'sold' by all of the green features! 3.8 KW Solar Panel System, Spray foam insulation in the attic, Marvin integrity double pane low e windows, and a 3 zone 15 SEER hvac system will keep your bills down. There is no carpeting in the home which will improve your air quality, as well as a Rinnai tankless water heater to keep things running efficiently. I could go on and on about the features of this home, but suffice to say that the owners spared no expense in really doing it right! You'll need to see it to really appreciate what they've done.

Being located in central Austin also puts this home close to so much. Walking distance to Central Market, Ramsey Park and Pool as well as numerous cafe's, shops and restaurants right nearby.

When you decide to cover the roof with the Spray Foam Roofing , make sure that the climate is dry. You do not want your roof to be very wet and damp, when you start working, because it might interfere with your work and high performance coatings.
